Showing Corporate Owned Properties
As our properties cover a very wide geographical area, showing procedures can vary somewhat, so please read carefully below. Also, please keep in mind that these instructions only pertain to our foreclosure properties. Homes that we list for sale for individual homeowners will, of course, have their own respective and possibly unique showing procedure and you should consult your local MLS for showing procedures for those homes.
Once you have your appointment setup, you should know we have two types of access devices that we use for our properties:
- Supra iBox
- NuSet 4 digit coded lockbox
Supra iBox
The Supra iBox is a highly technological access device provided by the Wilmington Regional Association of Realtors(WRAR) and is used on properties in the general Wilmington, New Hanover County, Pender County, and Northern Brunswick County areas. Use of these devices is restricted to Realtor members and associate members(appraisers, inspectors, etc) of WRAR. If you are an appraiser or agent who is from another area or does not have a Supra eKey, please contact our office by email or phone to arrange access to properties in these areas. For such arrangements ADVANCE NOTICE IS NECESSARY as we will likely be accompanying you to the property or providing some means of access to you at our office on Oleander Dr in Wilmington. Nuset Coded Lockbox
The Nuset 4 digit numerically coded lockbox is our preferred access device for the many properties that we may list in rural areas or areas not otherwise server by any MLS or not served by a MLS that provides lockboxes to its members. The lockbox will be placed at the most convenient entry location to the house, most often the front door. Upon calling Centralized Showing Service to set up a showing for a property, you will be provided with a numerical four digit code, 6412 in the example below. Follow the steps below to successfully access a property by using a Nuset Coded Lockbox:
1. Get out your fingers :)
2. Turn each gold dial to the corresponding number from the 4-digit code you were supplied by CSS from top to bottom on the lockbox. In case the lockbox is installed in an untraditional manner, the top of the lockbox can be identified by the presence of the silver U-shaped shackle. The top of the gold dials can be identified by the presence of a small red inverted triangle.
3. With the correct code set, Press DOWN on the gold triangular sliding tab just above the dials until the locking tab is clear from the lower edge of the lockbox frame.
4.While holding the gold triangular sliding tab down, PULL OUTWARD on it grasping either side of it with thumb and index finger.
5. Remove the key from the interior of the lockbox frame to unlock entry keyset.
6. Replace key inside of lockbox frame
7. Hold DOWN gold triangular sliding tab and press lockbox face into position covering hole.
8. Press the gold triangular sliding tab UP to move the locking tab into locked position
9. Release gold triangular sliding tab.
10. For security, please remember to also randomly change the gold dials to numbers different than the code you were provided by CSS
On occasion, there are some exceptions to these two access devices as dictated by our seller clients. In those cases you will be informed by CSS.
